That's a shame Roundie ...the missus is also on my back to start decorating too ..I will have to give in soon ! Hate the thought of it ..but quite like it once I get going... To be honest it's not the mrs who's nagging, it's in a house that we rent out, and need to get it ready for new tenants.

Oh ..we are in the same game then .. It's what I do for a living..can't win ..if the landlords aren't shouting at you the tenants are.. Make sure you give the new tenants a tenancy pack ..I have yet to do this as it only became legislation around November time ..and I haven't moved a tenant in or out since then ( happy days !) Also an EPC from the start of the tenancy otherwise if you run into trouble you won't be able to serve a section 21 notice .. I'm sure you know all this anyway ... Just in case though ... www.medway.gov.uk/PDF/tenant_info_pack_v2-3.pdf

Only reason I'm doing the decorating is because trades people think you've got money to burn if your a landlord. (And we don't)

Yep ..know what you mean ... When did decorating become such a huge cost ? Ridiculous the quotes I sometimes get ..fortunately I have worked with the same guys for years ..and they keep it real..I only get further quotes to " prove " to landlords they are getting a good deal !

Just to mention ...my bike is currently with Ian at The Bike Place ..for some bearing replacement(s) .. He may still have them in stock from the last time Santa Cruz sent a replacement kit ( lifetime warranty ) however if he has not and they need to be ordered I will be getting the bike back for a ride on Thursday with Nick & Graham ..and then returning it on the Friday .. The choice of bike for Lastingham which I will be hiring for the day will be an interesting one .... I'm still good for Thursday and Saturday... can't wait to see what you're bringing to that one, but I've got one idea

Not even close Ste....
Its looking more likely that my bike will be ready by friday evening ...problem being worn spacers on the shock mount ... rather than the bearings.
I'm meeting Ian for a pint tonight so that i can have the bike for thursday...then will return it back on friday when hopefully the spacers have arrived ...
This will probably get me some hate mail ...the bike in question should I hire it shares certain characteristics with a mobility scooter ...Lol

Sorry Neil, I'm a no I'm afraid. I'm just getting to the back end of the latest cold I hope and with the next Saturday being an all dayer in Ullswater I'm sticking fairly local this Saturday and riding around Marsden area. New to me but Mike is showing me a cracker of a long descent.
I will take you up on the offer to revisit the area in the summer though when the trails are running faster.
Have a good one. I'll be sick jealous when I see your pictures and find out it was the best ride ever.

Just back after stopping off for some scran in Hutton le Hole ...fantastic food which was a little pricey..but the quality was worth paying extra for .. Great day and really good to meet Gaz & Manf ..two top blokes who by prior reputation know how to climb a hill! Thanks also to three of the usual gang in Graham , Jaco & Russell...all three of whom are joining the Ullswater ride next week Nice to see that Gaz & Manf were in tune with our school boy humour ... More tomorrow to include some pics and a bit of a review of the bike I was riding today ..which was mucho fun Thanks again lads ..really enjoyed that ..

Cracking pics Manf ..here are some more ...however the eagle eyed amongst you may already have spotted Satans daughter ...yes I was riding an e-bike yesterday ..and had more fun on a bike than I have had in a long time! More about that later .... Very early in the ride on a slightly less than legal FP which was hard work so early in the ride . Jaco foreground ..Graham background after stopping for a quick P and to shed a layer ... The start of the first bridleway proper which gets skinnier and techier the closer you get to Rosedale ..notice Russell & Graham are down to short sleeves already ..we reversed this as an add on at the end of the ride which runs faster towards Lastingham My retirement home ..by mutual consent ! Jaco was hoping to do a trade in deal for this little beauty ..but they didn't like his new Bronson... Russell ,Gaz & Manf ..took an alternative high level route off the mining trail ...Russell having come down a section which was almost vertical just prior to this ..missed out on a photo opportunity ..this is just slightly less steep ( and more than it looks ) Gaz & Manf Looking over the other side of the valley from where we had travelled Ana Cross A little bit more of a write up later ..

Some greatpi s between the two of you, loving the bell end photo, I mean the actual sign, and jaco on the yellow bike.
Looks like you had a cracki day weather wise further up North and the trails look surprisingly dry.
Hopefully catch some of you next saturday.
Neil, well done on finding a way to try and keep up with Russell , Manf and Gaz. Did your batteries last out the ride?

Hahaha yep that did help a bit ! Quite literally it ran out on the climb back to the car park with 100 yds to go ..the power indicator had been flashing for a while and I had been bricking it on the lowest power setting ..

I' ll do a write -up ...probably in the review section a little later John ...what I would say though for those who think it's any less of a work out ..it's not ..just as much effort went into the ride the major difference being that I was travelling faster and was able to climb stuff that would normally have me off and pushing ...

Brilliant day out, great first long spring ride of the year really, much of interest on the route, it has a bit of everything really, especially when we were making it up off-piste. Good to meet up with Gaz again and Manf for the first time. Nice that Russell had company at his level for a change :-) And not so good seeing Neil in front of me all day! But the occasional push-me was welcome. That sparky bike does seem like a nice idea... hmmmm... Thanks to all, specially Paul for the lift and Neil for the plan. See most of you at Ullswater :-D
